PROJECT:
Warehouses and Office Building in Oxford

SCOPE OF WORKS

The project involved the full demolition of two separate structures: a three-storey concrete office and research facility, and a two-storey metal-framed warehouse. Both buildings were located on a site in close proximity to operational buildings and an active road, requiring a carefully managed demolition strategy. Prior to demolition, a range of enabling works were carried out. These included the installation of perimeter hoarding, disconnection of existing services, and provision of temporary supplies to support the works. The project scope also covered the removal of all slabs and foundations following the structural demolition.

PROJECT DELIVERY

Given the live environment surrounding both buildings, the demolition was undertaken with strict controls to ensure safety and minimise disruption. Protective scaffolding was erected to safeguard adjacent buildings and the public thoroughfare during the process. To reduce risk and disturbance, the use of high-reach machinery was minimised wherever possible. Instead, a more controlled methodology was adopted to carefully dismantle the structures. As part of a commitment to sustainable practices, a generator and several mechanical and electrical components were successfully recovered and ‘rehomed’ for reuse, reducing waste and promoting circular economy principles.

THE OUTCOME

The demolition was completed safely, efficiently, and with minimal impact on surrounding operations and infrastructure. The careful planning and execution ensured that the project met all safety and environmental standards, while the reuse of key equipment contributed to sustainability goals. The removal of slabs and foundations left the site clear and ready for the next phase of development, providing a successful handover to the client within the expected timeframes.
