Say the word ‘demolition’ to a typical member of the public and they would likely picture a scene of chaos, destruction and a working environment with several unnecessary hazards.

It makes sense why we’d think this way.

Cartoons and animations we’d view as children depict demolition as reckless, irresponsible and exaggerated.

In reality, demolition is a strictly regulated and highly calculated profession which contributes positively to the environment by minimising landfill waste and enabling safe site regeneration.

Adhering to strict regulations and control measures attached to legal permits, environmental constraints and safety is front and centre of our operation at Maylarch Environmental Ltd.

In this blog, we outline what those processes look like to ensure every project is finished to the highest standards and exceed expectations wherever possible from concept to completion.

Pre-demolition planning

It is a legal requirement for any land or property owner to provide at least six weeks’ notice to their local authority before starting a demolition project.

This is more commonly known as a Section 80 Notice.

Within this, you are required to include information such as the type of construction being carried out, scope of works, a detailed map or diagram and a clear timeline.

Separately, you’ll be required to submit health and safety plans, environmental approvals and details of any isolation of a property’s utility services from the main network, such as gas, electricity and water.

This helps local councils to ensure neighbouring properties are protected and public disruptions – such as road closures – are managed accordingly.

You’ll be required to provide your contractor with a refurbishment or demolition asbestos survey too, to manage the potential presence of asbestos and outline the structural stability of the site.

Hazard management

Any danger or risk associated with a demolition project must be managed.

Here are the most common hazards encountered on a demolition site, and how steps are taken to ensure risk to colleagues – and the wider general public – are minimised.

Falling debris

The risk of materials falling from height at all phases of a demolition project is low.

However, consequences can be catastrophic which is why exclusion zones are arranged so those onsite and within the immediate vicinity are protected.

Exclusion zones include red zones – where no one is allowed to enter under any circumstance – and amber zones, which are highly restricted to those only with specific training and awareness of the active hazards.

Materials are typically dismantled top-down, and protective equipment is mandatory at all times.

Working from height

On occasions, working from height can be unavoidable.

It’s here where physical barriers, scaffolding and even safety nets are used to mitigate the risk of falls.

Where necessary, we’d use high reach ground level machinery too.

Noise

Although noise is inevitable on any demolition site, louder works can be scheduled during more sociable hours, barriers can be constructed and – where possible – quieter machinery can be considered so the impact on colleagues and local people is minimised.

Building collapse

A range of factors can cause part of a building to unexpectedly collapse.

Extreme weather conditions and pre-existing damage to a building are among the most common causes. It’s why an initial survey and assessment before works begin is the most crucial aspect of any demolition project.

This will define the sequence of work and conclude if temporary support systems are required during a particular block of work.

Dust

Targeted water-based dust suppression methods are used to manage the air quality of a site during and after a partial and complete demolition has taken place.

Water is used as it weighs down and safely settles airborne particles, such as silica and asbestos fibres.

Environment

Environmental requirements for each demolition project mostly focus on pollution control – such as dust and noise – and hazardous material management at the point of works taking place.

But beyond the demolition site, there is a legal requirement for contractors to minimise waste and recycle materials.

Non-hazardous materials should be segregated onsite for recycling, while other materials such as roof tiles, floorboards, carpets, timbers, metals, plastics and glass can be sent onwards for broader recycling.

We were proud to achieve record recycling rates at Maylarch Environmental Ltd in 2025, with 99 per cent of non-hazardous waste either reused onsite or sent onwards for further recycling.
